ABOUT HOME INSPECTIONS
Q: What will be included in the report?
A:
As applicable, condition of the structure, basement, heating and cooling
systems, plumbing, bathrooms, electrical, kitchen, attic, interior and exterior
walls, windows, doors, roofing, grounds and more will be contained in the
written report.

Q:
Should I be there at the time of the Inspection?
A:
Yes, by all means! Being there allows:
1. You to ask questions of the inspector.
2. You to see how the inspection is conducted.
3. You to get to know the home.

Q:
How long should I plan to spend at the inspection?
A:
Generally, a thorough, complete home inspection takes from 1 1/2 to 2 1/2 hours
and,
sometimes longer. O'Brien's policy is to spend as much time with you as
you require and to explain the findings of the inspection to you.

Q:
When should I request a home inspection?
A:
As soon as possible after you become aware that you want one is the time to
call. Normally, this happens when a seller accepts a buyer’s offer. There is
usually a contingency built into the offer limiting the number of days allowed

Q:
When may I have a home inspection?
A:
Any day of the week, during daylight hours. O'Brien Inspection Services puts
you first. We try to schedule the inspection at your convenience. Your inspection
can usually be scheduled within 5 days, sometimes sooner.

Q:
What should I do if the home inspector finds a problem?
A:
As much as we would like it to be, no home is perfect. The home inspector may
find defects which you did not notice when you first viewed the home. Most such
defects can readily be cured or tolerated as is. Seldom would the defects be
reason not to purchase the home. You should discuss any defects with the home
inspector. Then you should talk to your real estate professional. He or she is
trained to advise you on such matters.

Q:
What if I need an insurance inspection?
A:
Insurance companies often require their clients to obtain a Four Point
Inspection from an authorized inspection company. And sometimes, insurance
companies offer discounts to qualified home owners for Wind Mitigation and Roof
inspections. We are available to handle any of these insurance concerns for you.

What if I am required to have a state certified building contractor perform my
inspection?
A:
Tom O'Brien has been a state certified building contractor since 1986 and is
very active designing and building custom homes. He has a thorough knowledge of
recent construction as well as an extensive familiarity of older homes and can
answer your questions with regards to construction concerns and hurricane
requirements.

Q:
How do I pay for the home inspection?
A:
Payment in full will be expected at the beginning of the inspection. This allows
the home inspector and you to focus on the inspection without any financial
concerns. When you make an inspection appointment, you will be told the fee. We
accept cash, check, Visa and Mastercard.

Q:
When will I receive a copy of the report?
A:
If you would like a handwritten report, one will be given to you at the
conclusion of the inspection. If you would prefer a computer printed copy, one
can be e-mailed or faxed to you within 24 hours.
